Commercial Pool Inspection

Based in New Jersey, Pool Operation Management offers services that make it easier for commercial pools to meet and maintain compliance with state recreational bathing codes, health, and safety. Our variety of services includes staff training and many other services you need to get your swimming pool up and running smoothly. Our commercial maintenance service caters to all types of commercial pools.

Commercial pool inspections can be performed at your facility to let you know if your pool/spa is meeting state regulations and industry standards. This comprehensive visual inspection provides your facility with a detailed report outlining your facility’s status as an efficient and safe body of water. Inspections provide facilities with cost-saving tips and more efficient operations. An Aquatic Facility Plan is a detailed manual specific to your facility outlining necessary procedures and information for the daily maintenance of your pool or spa which can be prepared for additional fees.

With a commercial inspection outside our geographical service area, we would need to perform it during a time when we are scheduled to be in your area doing a training course, if time can accommodate it. If you need the inspection before that time, you would need to pay travel fees which would be airfare, rental car or transportation, and hotel accommodations, as needed.

Residential Pool Inspection NJ

Whether you are a buyer, seller, or just a homeowner that wants to ensure your pool is safe and efficient, we can perform a residential pool inspection to meet your needs. We do recommend that the pool should be open and running for the inspection to be done. By open and running, we mean ready to swim which includes removing the cover, having the water level up to the skimmers, balancing the water, assembling the filtration system, and getting the chemistry balanced and clear enough so the main drain or deepest portion of the pool is visible. A residential pool inspection is for those aspects of the pool/spa and related equipment, which are observable by visual external inspection from the ground surface.  No pressure tests are performed on the plumbing and none of the pool/spa equipment components are disassembled, or otherwise tested for purposes of this inspection. Leak detection and pressure testing are available at an additional cost. During the inspection, we can let you know if we see signs of potential leaks and recommend this service as well.

We typically do not open pools until April due to the possibility of freeze/thaw damage. When temperatures drop below 32 degrees Fahrenheit, it is possible for water to freeze and when temperatures rise again thawing could occur causing the pipes to burst. For pools we cannot inspect due to being closed, we recommend holding $5,000.00 in escrow for gunite pools and $3,000.00 for vinyl pools, which is not the cost of resurfacing or relining the pool, but is a recommended amount to hold for typical damage issues. Also getting the records from the pool company that serviced the pool the season prior can be helpful to you if available.

If the pool is closed, an inspection cannot be fully performed. There will be certain aspects that we cannot assess as filtration equipment may have been disassembled, water levels would be too low for water to flow through the system, water clarity may prevent ability to see the pool surface, components may have been removed and stored for the winterization, utilities may be off preventing from components to be able to be turned on due to lack of power, and water chemistry is going to be unbalanced.
